Lenders need a licensed engineer's foundation certification before they fund a loan on a manufactured home. Trinity is a Florida-licensed mobile home installer: we find and fix what the engineer checks, under our own license and permit, and our partner engineer inspects and certifies the home. Who needs a foundation certification
- Buyers using an FHA, VA, USDA, or conventional mortgage on a manufactured home.
- Sellers, flippers, and realtors with a closing date and a lender asking for the engineer's letter.
- Remodeled homes: additions or structural changes usually mean the old certification no longer counts.
- Owners whose insurance company wants proof the home is anchored to Florida rules.
Check this first: does the home qualify for a mortgage?
Three questions decide it. Ask them before anyone spends money on repairs.
- 1Was it built after June 15, 1976, with a HUD label?
Earlier homes are not eligible for FHA, VA, Fannie Mae, or Freddie Mac. A lost label can usually be replaced with a verification letter.
- 2Has it ever been moved from its first site?
FHA, Fannie Mae, and Freddie Mac do not finance a home that was moved after its original installation.
- 3Are the home and the land titled together as real property?
A mortgage needs the home and land as one property. Homes in a rented park lot usually use a different kind of loan.
If the answer rules out a mortgage, call us anyway. Cash and chattel buyers do not need the engineer's letter, and the insurance company will still ask for proper anchoring.

What the engineer checks, and what we fix
The engineer follows HUD's Permanent Foundations Guide. These are the items that usually fail, and every one of them is work our crews do under a county permit:
Cracked, leaning, or sunken piers, missing pads, and spacing or heights outside the manufacturer's specs.
A home that settled out of level. We jack, shim, and re-block it back to spec.
Rusted, loose, or missing anchors and straps, replaced with approved components.
Lateral and longitudinal stabilizer systems that lenders and engineers look for.
Every loan program requires the tongue, axles, and wheels removed.
Skirting with the ventilation the engineer expects to see.
How it works
- 1Call or text us. We ask the three qualifying questions and your closing date.
- 2Diagnosis visit: we check the foundation and anchoring and send you a photo report with the list of corrections.
- 3Repairs under permit, done by our own licensed crew.
- 4Our partner licensed engineer inspects the corrected foundation and issues the sealed certification.
- 5You get the folder for the lender and the realtor: permit, before and after photos, our installer documentation, and the engineer's letter.

Insurance
Insurance asking for proof of anchoring?
Florida only allows windstorm coverage on a mobile home installed to state rules, and insurers often ask older homes, especially those built before July 1994, to prove their anchoring. A current tie-down inspection can also qualify you for a discount of up to 10% on your premium; ask your insurer what they accept. We bring the anchors and straps up to Florida code under permit and give you the documentation.

How long does it take?
It depends on the repairs, the county permit, and the engineer's schedule. Many jobs finish in one to three weeks. Tell us your closing date on the first call so we can plan around it.
Does Trinity sign the foundation certification?
No. Only a Florida-licensed professional engineer can sign it. We do the corrections under our installer license and coordinate the inspection with our partner engineer.
Can an old certification be reused?
Often yes, if the foundation has not been changed or damaged. If the home was remodeled with additions or structural changes, the lender usually asks for a new one.
The home was moved once. Can it still get a loan?
Not with FHA, Fannie Mae, or Freddie Mac. Cash or chattel financing may still work, and the insurer will still want proper anchoring, which we can do.
How much does it cost?
It depends on what the diagnosis finds. After the visit you get a written quote with each repair and the engineer's letter listed separately, before any work starts.
